This project features (2) two buildings comprising 323 units in 318,850 square feet. The project is a complex 5 story with lofts apartment structure. Pre-con meetings and webinars have reduced the amount of RFI time and increased overall sub contractor communication leading to a faster and more efficient construction schedule. The site has extremely limited access and storage capabilities. Material delivery and coordination have been challenging. The project features a LP Flameblock Wall System, intricate red-iron steel to wood connections and innovative truss design to accommodate the complex roof variations: flat and loft.

This project features 281 waterfront units in 254,400 square feet. The project is a complex 4 story with an integral garage structure. The project has a courtyard, swimming pool party area, shopping and restaurant commercial venues and a stunning gathering lounge area. The site has extremely limited access and storage capabilities. Material delivery and coordination was extremely important due to access. The project features a ZIP Wall System and encompasses a city block in Fells Point MD.

This project features 253 units in 245,000 square feet. The project is a complex 4 story apartment structure with retail under the podium. The project is one large courtyard area with many sculpted decks. With extremely limited access and storage capabilities, the site forced well coordinated material delivery due to restricted access times and space. The project features a LP Flameblock Wall System with Tyvek Weather Membrane over, intricate red-iron steel to wood connections and innovative truss design to accommodate the complex roof variations: note the cylindrical roof signage.

This project features 173 units in 185,400 square feet. The project is a complex 4 story with loft apartments. The project is built on a podium and has one courtyard. The site has extremely limited access and storage capabilities. Material delivery and coordination was extremely important due to access. The project features a ZIP Wall System, intricate red-iron steel to wood connections and innovative truss design to accommodate the complex roof variations: note the variety of elevation details.

This project features 276 units in 289,200 square feet. The project is a complex 5 story with lofts apartment structure. The project wrapped around a garage and has one courtyard. Location: Baltimore, Maryland

Consisting of one large apartment building and one L-shaped apartment building, the Rotunda project encompassed 269,000 square feet with 256 apartment units. Constructed under challenging weather conditions, the framing for this project continued at a pace that maintained the best possible production schedule and ensured quality framing. The project was also challenging due to the variety of facade changes and elevations. It features a podium-style apartment complex over multiple shopping and parking facilities.

Location: Salisbury, Maryland

Consisting of three 4-story dormitory buildings this project encompasses 90,000 square feet. Constructed under challenging site conditions framing for this project proceeded at brisk pace maintaining the production schedule and ensuring the quality framing. Having limited storage area, material coordination was critical and proper scheduling of activities vital to the timely construction of the buildings.

This project features 356 units in 352,000 square feet. The project is a complicated 4-courtyard apartment structure on a podium. Many pre-con meetings and webinars have reduced the amount of RFI time and increased overall sub contractor communication leading to a more coordinated attack of the building. The site has extremely limited access and storage capabilities. Material delivery and coordination are extremely important. The project features a ZIP Wall Systems, intricate red-iron steel to wood connections and much innovative truss design. Under the podium is a large Retail area. Note the glass enclosed lighted corner features.

This project features 303 units in 264,400 square feet. The project is a complex 5 story with lofts apartment structure. The project has two courtyards, a rooftop pool-cabana area and sits over a Super Wal-Mart. The site has extremely limited access and storage capabilities. Material delivery and coordination was extremely important due to access. The project features a ZIP Wall System and encompass and entire city block in downtown Washington, DC.

 

The Arbors

The Arbors at Baltimore Crossroads

Building Type: Apartments
Location: Baltimore County, Maryland

This project features 365 units in 357,000 square feet. The project is a complicated 4-5 split garden apartment structure on three slab levels. Many pre-con meetings and webinars have reduced the amount of RFI time and increased overall sub contractor communication leading to a more coordinated attack of the building. The site has limited access and storage capabilities. Material delivery and coordination are extremely important. The project features FRT Floor and Roof Systems for three of the five sections, intricate red-iron steel to wood connections and much innovative truss design to accommodate the commercial chiller system integrated into the residential building design.

 

Towson Promenade

Location: Towson, Maryland

This project features 356 units in 395,000 square feet. This project was by far the most complicated garden apartment project we have ever framed. The building footprint is 4.1 acres on a 4.2 acre site. The buildings have 3 different slab and roof elevations. The site is tight and there are 3 courtyards located inside the framed structure. Project featured juliette balconies, Hurri bolt hold-down system, and red-iron steel to wood connections.

 

Waugh Chapel

Building Type: Apartments
Location: Crofton, Maryland

The Waugh Chapel project consists of two large apartment buildings encompassing 350,000 square feet with 298 apartment units. An integral large clubhouse area makes this project an excellent community-minded project. The project was challenging due to the variety of roof systems and the complex connections needed to allow for carriage way access to both interior amenity outdoor areas.

 

 

2201 North Pershing2201 North Pershing Drive

Building Type: Apartments
Location: Arlington, VA

This project features 188 units in 188,000 square feet. The project features a innovative truss design to accommodate the complex floor and roof variations. Designing floor and roof trusses on an arc made this project an example of how pre-con coordination facilitates a complex 4 story apartment structure. A site with extremely limited access and storage capabilities added to the logistic challenge for material deliveries and staging.
