The massive 540,000 square foot project successfully blends a multi-level concrete retail podium anchored by Washington D.C.’s first urban-format Walmart with four levels of premium wood-framed residential space above.
Modu Tech’s precise component fabrication was crucial to managing the tight tolerances required when transitioning from the heavy structural concrete podium to the complex multi-story wood framework. Our advanced wall panel engineering accommodated three distinct residential amenity zones, including two beautifully detailed interior courtyards.
Executing a high-density build in a high-traffic urban core demanded extreme delivery precision. With zero layout space for on-site material storage, our tightly synchronized staging and logistics ensured that pre-fabricated components were flying into place seamlessly, minimizing disruptions to the busy surrounding metropolitan neighborhood.
